Conveyancing Fees

Our goal is to minimise stress during the process of buying or selling your home. Our fees cover all of the work required to complete the purchase of your new home, including: dealing with registration at the Land Registry and dealing with the payment of Stamp Duty Land Tax (Stamp Duty) if the property is in England, or Land Transaction Tax (Land Tax) if the property you wish to buy is in Wales.

We offer a clear and simple pricing structure. Sometimes issues arise where it may make it necessary to revise our fees, for example if there are problems with the legal title to the property. We will advise you as soon as possible if an issue arises which may lead to an increase in fees.

A higher fee may be payable if the property is not already registered with the Land Registry or if you are buying a new build property.

Leasehold properties

When buying or selling a leasehold property additional fees can be payable. It is not possible to tell how much these may be until we have seen the lease or contacted the managing agent but as a guide you should be aware that the following may be payable:

Fee payable to obtain the management pack which details of service charges buildings insurance proposed maintenance etc. These fees can vary from £150 upwards and are set by the landlord or managing agent.

Fees payable for any necessary landlord’s consent for alterations done to the property or approval of the purchaser. These will be set by the Landlord.

Registration fees payable to the Landlord or Managing Agent to register the transfer of ownership. These maybe set out in the lease.
