What the 2025 Stamp Duty Changes Mean for Second Home Buyers
Planning to Buy a Second Home? Here’s What You Need to Know About the 2025 Stamp Duty Changes
Purchasing a second home or investment property often comes with additional financial considerations, including higher stamp duty rates. From 1st April 2025, the government will introduce new stamp duty thresholds for second homes, making it more expensive to buy additional properties.
The Current Stamp Duty Rates for Additional Properties
Currently, buyers of second homes pay the following stamp duty rates:
5% on the portion of the property value up to £250,000.
10% on the portion between £250,001 and £925,000.
15% on the portion between £925,001 and £1.5 million.
17% on the portion above £1.5 million.
These rates include a 3% surcharge applied to additional properties.
What’s Changing in 2025?
From April 2025, the stamp duty thresholds for second homes will change significantly:
A new 7% rate will apply to the portion of property value between £125,001 and £250,000.
The nil rate threshold will decrease to £125,000, meaning all buyers will pay at least 5% on the first £125,000 of the purchase price.
Higher bands (10%, 15%, and 17%) remain unchanged for properties over £250,000.
These changes mean higher costs for second home buyers, especially for properties priced in the £125,001 to £250,000 range. For example:
Current rules: A second home purchase for £200,000 incurs a stamp duty charge of £10,000 (5%).
From 2025: The same purchase will incur a charge of £11,500 (5% on the first £125,000 and 7% on the remaining £75,000).
Why Are These Changes Being Introduced?
The government’s aim is to rebalance the housing market by discouraging the rapid accumulation of additional properties. While this may create opportunities for first-time buyers, it also increases costs for investors and those buying second homes.
